Twice the size of your average family home by the sea in Co Wexford
Knockroe, Ardamine, Courtown, Co Wexford Asking price: €475,000 Agent: Property Partners O’Brien Swaine (053) 948 1708
What kind of property does €475,000 buy you in Dublin? A quick online search brings up a 657 sq ft two-bed apartment in the sweet-sounding Pudding Row in Temple Bar, an 870 sq ft three-bed semi in need of modernisation in Rathfarnham and a recently renovated 614 sq ft two-bed period cottage in Clontarf.
Which is all par for the course. Like any capital city, the closer you are to the centre of Dublin, the higher the price. However, even at the risk of comparing apples and oranges, it is nonetheless interesting to see just how much more bang for your buck you get outside of the city.
Ninety minutes’ drive south of Dublin, you’ll find Knockroe, a detached bungalow in the Ardamine area of Courtown, a pretty seaside village in north Wexford. Built in 2010, this architect-designed property spans 2,185 sq ft, twice the size of an average family home today.
It stands on an acre of landscaped grounds including a sweeping driveway, manicured lawns, trees, an Indian sandstone patio, garage and three multi-purpose stables/sheds.
Inside, off the entrance hall are a living room and three bedrooms (one ensuite) to the front of the house. To the rear there’s a bespoke kitchen with island unit and Rangemaster oven, a sunroom with doors to the patio, a good-sized utility room, guest WC, two more bedrooms and a family bathroom. The BER is B3.
Known for its sandy beaches, Courtown is a popular holiday hotspot in the sunny south-east.
From Knockroe, it’s a few minutes’ drive to a choice of beaches, a championship golf course and the village centre with its shops, restaurants, bars, cafés and coastal walks.
Gorey town is a 10-minute drive away. Knockroe is on the market at €475,000 with Property Partners O’Brien Swaine (053) 948 1708.
