This substantial property is situated in the Ballinagappa townland of Clane, a busy town near Straffan but with Maynooth, Leixlip, Naas and the M4, M7 and M50 motorways all nearby, making commuting to the city straightforward.

The five-bedroom house is set in plenty of countryside with big gardens, a patio area, chicken coop and double garage, while the village itself is very near. It's definitely 'rural', but not so much as to give the ardent shopper or social butterfly palpitations.

It comes to market unfurnished, with the exception of the snooker table in the games room, so would suit a larger family who are maybe waiting for a house to be built or who will be transitioning here in the longer term. For the rent asked, they'd be hard pressed to find a two-bed apartment in the city.

It is entered via private electric gates and the imposing façade is of a Georgian type manor house. The front door, in smart black gloss, has attractive fanlight and window panelling, and the sash windows, although modern, maintain the period look.

The large hall has a curved staircase and tiled floor. It leads to a large split-level kitchen and living area. There is an open fire place here, window seats and a dining area which overlooks the patio. The full range of appliances includes a steamer oven, double range and there is an island unit, utility room and guest WC. The interior decoration is traditional and curtains and blinds are bespoke.

The family room is to the front, again with a fireplace and walnut floors. The aforementioned games room has patio doors.

Upstairs, there are four double bedrooms and one single (currently an office). The master suite has a balcony, which can also be accessed from the landing, a dressing area, ensuite Jacuzzi bath and walk-in wardrobe. You may never want to come out. The main bathroom has a stand-alone Kohler bath and working fireplace.

Two of the other bedrooms are ensuite. The property has geo-thermal heating, two attics (one floored), its own well and nice views of the surrounding countryside. There's also plenty of parking.

The Sallins train station is 6km to the south while Lucan in Co Dublin is a 22km drive.
