A small terrace of smart contemporary townhouses, located on the east side of the Dodder river on Ballsbridge Avenue, Dublin 4, features this mews, which is bigger than it looks from the outside.

It has three bedrooms, two of which are upstairs and both ensuite, however, it's the lower level which features the show stopper if you fancy the long and lean look.

The open-plan living, dining and kitchen area is filled with light from the floor to ceiling windows. The walls have been kept a stark white, with pin lights and built-in bookcases and shelving. This allows what interior designers calls 'colour accents' to stand out.

In this case, the space has been furnished in an 'executive' style with muted greys, blacks and mustard with splashes of red.

The kitchen has fully white, high-gloss units fitted with all the necessary appliances and (slightly irritating to this writer), handle-free cupboards, which appear to be all the rage.

At the dining and seating sides are windows and/or patio doors looking out on to the tidy courtyard at the back, which has been gravelled, paved and landscaped with box hedging.

Given its west-facing aspect, there is sun in the evenings and patio furniture has been supplied. There are high walls for privacy and virtually no maintenance is required.

There is a bathroom for each bedroom and as one of these is downstairs, it doubles as the main bath. It has hotel quality chocolate tiling on floor and walls, and the whole lot has a modern, clean look. With underfloor heating and an air exchange system, it carries a comfy 'B' BER.

Sandymount and the coast is to the east, while Herbert Park is in the opposite direction. There are Dart stations at Lansdowne and Sandymount, which are equidistant from this street, and the Aviva Stadium and RDS are close by.

That makes it perfect for city commuting, with less than 2km to the sea.
