If the old estate agent's adage of 'Location, Location, Location' being the top three qualities of a property still rings true, then it's pretty difficult to think of a better spot than Grafton Street.

The styled Victorian stone-fronted building at No 116 (above the Lush cosmetics outlet) houses a two bedroom penthouse with no less than four bathrooms, laid out over two floors. This home is located on the College Green end where the road divides and curves.

Your front balcony view is provided by two bastions of the city: Trinity College and the massive Bank of Ireland building.

Indeed, the last tenant of this apartment was a visiting professor at the former, so presumably he was never late for class given the university is a few steps away.

The property has recently been upgraded and refitted in a light contemporary style with a nod to the building's era, and is accessed via a private lift to the fourth and fifth floors where it is situated.

On the upper level, the length of the apartment is taken up entirely with an open-plan kitchen, dining and lounge area with a full range of appliances and a roof terrace off (with a barbeque), decking and shrubbery.

There is a guest WC with shower off this also. The floor is a pale wood and this is echoed in the kitchen cupboards which are beech.

There is inset shelving, storage and contemporary furnishings in the seating and dining areas.

The room is bookended by floor to ceiling French windows.

The agent says this is a corporate let and for that reason it is available for a term of three months at €6,000 per month.

However, a longer lease is up for negotiation and if that is the case, then a prospective tenant can secure the property for €4,500 per month for a year.

It is redundant to try and list the nearby amenities and transport links. Let's just say anything and everything you need is on your doorstep.
