This €1.45m home is in one of Galway's most exclusive - and expensive - addresses
8 The Crescent €1.45m
Although The Crescent is one of Galway's most exclusive - and expensive - addresses, most Galwegians will have vivid memories of the place, and not necessarily happy memories at that.
The reason is that The Crescent is where the city's doctors and solicitors have traditionally congregated, so if you're from Galway you're likely to have spent time inside at least one of these august Victorian houses, but only when you were sick or had run into a bit of legal bother.
Number 8 is one of the oldest houses in the terrace, and like so many of its neighbours, it was a doctor's surgery for a long time.
According to the Property Price Register, it was last sold in December 2015 for €1.08m. It's now back on the market having been refurbished, although it could still be pressed into service for medical or legal consultations if necessary.
It's 2,810 sq ft in size on three floors but if that isn't enough space, it should be possible to get planning permission for a rear extension, as many of the neighbours have done.
In that case you would have to sacrifice some of the 163ft back garden, which consists of a patio and a pretty raised lawn with mature trees and hedging.
Beyond that is a building that could be developed as apartments or offices, and then there's a parking area and access to Palmyra Avenue.
Inside the house, the kitchen is at entrance level along with two formal reception rooms - a sitting room and a dining room, both with shuttered sash windows and fireplaces.
In the basement there's a family room, a music room and a study, and the agents suggest the latter two might be used as bedrooms.
There are also four bedrooms on the first floor.
The agent is O'Donnellan & Joyce (091) 564 212 and the price is €1.45m.
