One Percy Lane, Ballsbridge, Dublin 4

Asking price: €1.25m

WITH price tags set at over €1m apiece and a sporty vintage Mercedes pictured emerging from the garage space, there's absolutely no doubting which market the developers of One Percy Lane are targeting with their scheme of three svelte contemporary architect-designed mews houses launching this week in one of Ireland's most expensive back lanes in Ballsbridge.

The development of three terrace homes of three bedrooms - each in a slick matt black 'stealth' finish - shows a revival in the ultra-swish contemporary mews style that kicked off at the latter end of the Celtic Tiger years by the back lane mews masters ODOS Architects, who broke the mould previously with three similar homes at Portobello, Dublin 8.

Two of the three homes by Oakmount have just come to market, No 1 is priced at €1.295m, No 2 is on offer at €1.25m.

All come with almost unobtainable 'A' ratings for BER with the middle property holding the highest energy saving performance of the three with A2 (the others are A3). Only a handful of Irish homes have achieved the uber A1 rank nationwide. One Percy Place has terraced mews townhouses with an internal courtyard alongside substantial roof terraces and balconies. The materials palette includes zinc, natural stone and glass.

Fitted out by Bushell Interiors, the selling agents Knight Frank say that each house has been configured to maximise light and space and benefit from a carefully considered palette of contemporary colours and materials.

The sales information trumpets the designer credentials as follows: "Kitchens and utility rooms are individually designed by Allmilmo in a textured metallic black reed door finish.

"Features include Calacatta marble worktops, Siemens stainless steel hob and separate lava stone grill and oven.

"There are Evoline pop-up sockets with USB ports throughout, full-height glass splash-backs and quadra square sinks. Bathrooms and ensuites are fitted with luxury Laufen white sanitary ware and chrome heated towel rails.

"All bathrooms are wet rooms throughout. The fitted wardrobes in the bedrooms and the lounge units are all by Presotto Italia."

Percy Lane is situated off Percy Place on the south bank of the Grand Canal close to the junction of Mount Street Bridge and Northumberland Road in Ballsbridge, Dublin 4.

Within walking distance is St Stephen's Green, The Aviva Stadium, Herbert Park, Dublin Docklands, IFSC and the Grand Canal basin area.

The homes span just under 2,000 sq ft and come with characteristic adjustable metal "fins" to control light and privacy.
