The new home view: Softly, softly approach at Mount St Anne's
Fully refurbished apartments in Milltown selling by word-of-mouth alone
This development came about by what is known in the trade as a 'soft launch'. It means no razzmatazz, big hoardings or mariachi bands while queues line up for a busy weekend viewing.
But word gets around, and these apartments have been quietly selling since late last year as they come to market, fully refurbished by Park Developments and good as new as existing leases come to an end. Located adjacent to Alexandra College, the small village of Milltown has always been popular, sandwiched as it is between the upmarket suburban centres of Dundrum and Ranelagh, with a D6 post code.
There are a mix of one and two-bed apartments, but there are also some three-bed penthouses coming on stream shortly which may appeal to 'down sizers', or last-time buyers, moving from larger family homes.
The well-heeled retirees like their creature comforts, such as nearby golf clubs, nice shops and myriad transport links, so the €700,000 or so price tag won't phase them in the least and they might like the private access path to the Luas provided. The agent expects overseas buyers and corporates to be in the market also as the rent yield would be steady and at the upper end.
For now, the younger buyers' outlay of €320,000 gets them the starter one-beds, which are 581 sq ft, while the two-beds measure 808-991 sq ft and are priced at €405,000.
Italian fitted kitchens full of Neff appliances, high ceilings, polished wooden floors, picture windows, decked balconies and lots of glass and chrome are standard.
There are good views over the south city and nicely landscaped common areas. There's also a townhouse on offer which has two bedrooms and measures 936 sq ft priced at €490,000, which may suit a more traditional palette. Viewing is by appointment.
