The new home view: Naas development is a safe 'Haven' for flowers

You wouldn't think hard-nosed property developers have a sentimental streak, but when I visited Piper's Hill this week I noticed a wildflower meadow of marigolds, poppies and cornflowers on site.

"I presume that'll all be tarmac, then?" I opined. But it seems Sean Mulryan of Ballymore Homes has a penchant for, of all things, butterflies. It's at his insistence that the meadow growing in front of this family home development is here to stay. Who knew?

Of course there's serious building going on here also with three, four and five-bed houses. Grey granite trim, box bay windows and plenty of natural stone and glass make up these houses, of which 20 were sold off-plan and another 20 are expected to sell out this weekend.

What I liked were the wide internal doors, the quartz worktops and large breakfast counters with plenty of windows around and on the sloping ceilings. In the four and five-beds, a third floor has been added for the master bedroom (in the case of the four-bed "Warren" this has an intriguing use of a sloped space to house half-size wardrobes and a seating area).

The three-bed "Haven" is on two levels at 1,338 sq ft. The kitchen/diner/family area is just over half the ground floor space to the rear, with a utility off. There is a sitting room up front (with dual access from the kitchen and hall) and a large guest WC.

The four-bed semi is the "Warren" at 1,744 sq ft. Here, the ground floor has a similar layout with the first floor having three bedrooms (one ensuite) and the family bathroom. The top floor has the aforementioned master, ensuite and seating.

The first detached version, the "Brook" comes in at a substantial 2,280 sq ft and has an L-shaped kitchen area which is very substantial in size. Again there is a separate sitting room with a big bay window and the first floor has three double bedrooms, one ensuite and a bathroom while the upper floor has the main bedroom with ensuite and walk-in shower.

The other detached four-bed, "Burrows", is 2,592 sq ft and this has two reception rooms up front - one of which has wall panelling in almost an Edwardian style with a picture rail. It would do as an office, study or playroom, but there is another reception room on the first floor, which would work similarly.

There will be a five-bed option, but the builder is holding off on it at present. When I visited, some of the brand new bathrooms had been quite clearly ripped out. "They had to be all redone," I was told, after Mr M decided they weren't up to scratch.

Kids will have no excuse for being late for school - the modern Piper's Hill primary and secondary schools are less than 100m away while the town of Naas (via a temporary circuitous driving route while development is ongoing), is less than 1km away.

Prices start from €325,000 for the three-bed, €365,000 for the four-bed semi and €475,000-€545,000 for the detached versions. The five-bed will start from €565,000. Viewing on Sat and Sun, Sept 12-13 from 12pm-3pm.
