The new home view: Luas talk fuels interest in Mills
Saggart development offers two-beds to four-bed semi-ds with a lounge
This development at Drury Mills which launches tomorrow has been long awaited, bringing starter and family homes to this increasingly populated area in Saggart, especially since the Luas line went in making it accessible for city workers.
There will be five styles of house from developer Anthony Neville Homes, from two-bedroom mews to four-bed semi-detached. All are A-rated with PV solar panels, high levels of insulation and double-glazed windows.
Finished in a contemporary style with yellow brick and cream plaster render with black contrasting windows and door, some are two-storey while a number of the four-beds are built over three storeys in an interesting design.
Starting with the smallest, the two-beds are 969 sq ft and have a straightforward layout with a kitchen/dining room, living room and guest WC downstairs and two bedrooms (one en-suite) with a separate bathroom. These will be selling from €260,000 and there are two available.
There are two three-bed styles: an end of terrace which measures 1,378 sq ft and has a kitchen/dining/living room open plan area, a separate sitting room, utility, guest WC on the ground floor and three beds (one en-suite) and a family bathroom upstairs. This E3 style will start from €295,000.
The other is a semi-detached version at 1,227 sq ft which has a side-on access making it double-fronted. The staircase splits the accommodation so that the kitchen/dining area is to one side while the sitting room is to the other. Again there are three bedrooms, one en-suite, with a bathroom. Prices are similar.
Likewise, there are two four-bedroom styles of which 11 are available: one has a standard two-storey (side-on) aspect, measuring 1,367-1,421 sq ft which has an open kitchen/dining/living area, separate sitting room, utility and WC downstairs with one of the four bedrooms en-suite while the other is an end-of-terrace version, built over three storeys with a quirky option: while downstairs has a kitchen/dining room, utility, living room and WC, the mid-floor has three of the bedrooms (two doubles, one single), a bathroom and, unusually, a lounge. Clearly, some families may well use this as another bedroom, but it might also be handy to keep the kids a floor away when things get noisy!
On top is the master bedroom which is en-suite with a particularly large walk-in-wardrobe and storage area. This is 1,733 sq ft and the largest unit available and will be on the market from €305,000.
Wardrobes and kitchens are by Cawleys with a full range of integrated appliances which come with a five-year parts and labour warranty from makers Teka. Interior doors and walls will be painted in neutrals. There are cobble-locked paved patios out back with gardens seeded.
Drury Mills is adjacent to Saggart village. This puts Citywest, Rathcoole and the N7 within a few kilometres. The Luas is a few minutes' walk from the development. Although 20 homes are on offer this weekend, there is scope for further development at this larger site in the future.
