Sitting on the corner of Orwell Park and Road, this period building used to be a boutique hotel but has now been completely remodelled into five apartments which are now offered for sale.

Laid out over three floors, many of the old hotel's original period features have been retained, such as high ceilings and cornicing.

The top floor penthouse unit still has the original roof dome in its living room, while each apartment comes carpeted and tiled and the kitchen finished in a high-gloss cream with integrated Neff and Bosch appliances.

Rye observations in Kildare

Location: Rye Bridge, Kilcock, Co Kildare

Rye Bridge is a substantial development of 245 homes with a new tranche of three-bed semis coming on stream later this year. At present, there are four four-bedroom semi-detached houses of the 'G' style for sale, priced from €250,000 to €275,000. Those at the higher price have a slightly upgraded spec and solar panels fitted.

Each is 1,340 sq ft and comprises an L-shaped kitchen/dining area to the rear with double doors leading to a paved patio area. There is a separate family room up front and a guest WC and utility room. Upstairs are the four bedrooms – the master has an en suite – and the main family bathroom.

The front garden has a fenced boundary and is landscaped while the back is levelled and seeded. There are cobblelock driveways as standard. Houses have been fitted for natural gas and broadband connections.

The builder is Merlon Developments Ltd in this mixed build estate, which includes two bedroom apartments, two, three and four-bed townhouses and the semis now for sale.

Turn over a new leaf at the Wood

A selection of properties are on sale at Hampton Wood in St Margaret's, Dublin 11 in a mixed development.

Built by Dwyer Nolan, the area is located just inside the M50 near Dublin Airport.

Properties for sale include two-bedroom houses at 810 sq ft and priced at €164,500. Three bedroom houses, 1,100 – 1,146 sq ft starting at €199,500 – €215,000. The largest, four-bedroom homes are 1,310 – 1,440 sq ft terraced homes over two or three storeys and priced at €215,000. The three-storey properties have a living room, kitchen/dining area and WC at ground level; two bedrooms and a bathroom on the first floor and the remaining two beds with an en-suite at the top level.

An alternative to live-in nursing homes

Purpose-built retirement 'villages' are becoming more commonplace these days and those with nursing home and day care facilities on site are sought after.

Castlegardens in Enniscorthy has 54 'individual living units' which are two-bedroom detached houses, fully wheelchair accessible, offering accommodation to the over 55s and those with certified medical conditions. The units are renting at €500 per month, providing a favourable alternative to live-in nursing homes.

Apartment portfolio to rock around dock

Solar power at Balbriggan homes

Location: Castleland Parkway, Balbriggan

The first phase of Castleland has sold out and now 25 new homes are under construction in this Balbriggan development, from J. Wade Developments Ltd.

There will be four-bedroom houses joining the three-beds currently being built with photovoltaic solar panels, triple glazed windows and gas-fired central heating.

The part-brick and dry-dashed front leads to off-street parking for two/three vehicles on cobblelock driveways.

Inside, the 1,162 sq ft of space is broken up into an extended kitchen/dining area (with kitchens by KUBE from McNally kitchens), living room and guest WC downstairs.

Upstairs are three bedrooms, one en-suite and a main bathroom.

Calling all investors

The auction of 14 apartments in Dublin 15 may well attract an investment buyer anxious to seal a deal before the Capital Gains Tax deadline at year end.

Built over two blocks, the sale comes with an additional development site of 0.52 acres which had planning permission, now lapsed, for a further 12 apartments. Scholarstown Road in Rathfarnham is the location of a 24.37 acre site which has been residentially zoned and comes to market as a receiver sale.

While planning permission hasn't yet been granted, its setting, at the junction of the Scholarstown Road and Stocking Lane, which is already extensively developed, would aid the process.
