Swan about in this listed 19th-century apartment in the centre of Rathmines
Apt 2, 37 Leinster Square, D6 €500k
The Swan Shopping Centre in Rathmines, Dublin 6, has come on a lot since the days when there was almost nothing in it but a Dunnes Stores, an Xtra-vision and a Café Kylemore.
After a recent, multi-million-euro refurbishment, the centre won the Retail Building of the Year prize at this year's Building & Architect awards. Its 35 shops now include many of the aspirational box-tickers - Fallon & Byrne, Starbucks, Benefit Cosmetics - that you'd expect in this increasingly gentrified district of Dublin.
Number 37 Leinster Square is across the street from the Swan Centre, near the corner of Rathmines Road Lower, so its occupants need never be stuck for an iced mocha latte or a pot of Portuguese lavender honey.
It's also handily situated for Rathmines Library and DIT, both about 100 metres down the street, and for the bus stop just around the corner.
There are just four apartments in the building in this 19th-century house, which is listed on Dublin city council's record of protected structures. Apartment Number 2 is a two-bed measuring a sizeable enough 904 sq ft.
Unusually there are two staircases in the wood-floored entrance hall. One is a spiral staircase leading up to what the agents describe as a 'secret room' - a store room or office. The other is the main, quarter-turn stairs leading up to the rest of the flat.
The two bedrooms are off the landing here - one with an en-suite shower - as is the bathroom, where there's a bath with an overhead shower.
You turn left to reach the main living area, which is an open-plan kitchen, dining room and lounge. It's dual-aspect, with two sash windows overlooking Rathmines Road, and has a shiny wood floor.
Management fees here come to €1,000 a year, and the apartment is for sale for €500,000 with Sherry FitzGerald Rathmines (01) 496 6066.
