Surrounding park and a rugby club provide privacy in the leafy suburbs
15 Cypress Dr, Templeogue, 6W €1.095m
The neighbourhood around Cypress Downs in Templeogue, Dublin 6W, is certainly leafy. Despite its name, though, it's not notable for an abundance of cypress trees - at least, certainly not the slender, pencil-shaped Italian variety that springs to mind when the word 'cypress' is mentioned. Cypress leylandii maybe.
All the same, No15 Cypress Drive is very pleasantly situated between a smallish public park out the front, across the road, and St Mary's College rugby club, whose grounds abut the back garden. A phalanx of mature leylandii encircles the rugby club, providing privacy for No15's garden. And by way of more attractive communal trees, there's a nice mountain ash growing on the street out the front.
Both the front and back gardens have been smartly made over, with plenty of parking on the driveway and a neat lawn and patio out the back, with flower borders.
From inside the house, you'll reach the back garden from an extended, open-plan kitchen, dining room and family room, where there are floor-to-ceiling windows and a wall-inset gas fireplace.
There are two other reception rooms on the ground floor as well - a living room to the left of the entrance hall, with a sandstone fireplace (also gas-fitted), and a lounge or study to the right. There's also a ground-floor shower room and a second bathroom on the first floor.
Originally there were five bedrooms in the house but one of the bedrooms has been converted into two dressing rooms.
The main bedroom, meanwhile, has a stairs up to an attic-level ensuite and dressing room of its own.
Overall the floor space amounts to 2,476 sq ft and it's all in very good condition, with a creditable B3 energy rating.
