iRELAND'S recent heatwave will enhance the appeal of this luxury sea front house with its direct access to the beach at the Burrow, Portrane, in north Co Dublin as well as its own indoor swimming pool.

At ground level there's a very spacious open-plan kitchen-cum-dining area and from the dining area double height glass corner atrium-style windows provide views of the sea across to Lambay Island on one side and the garden on the other.

A large kitchen island helps to separate the kitchen from the dining area.

Off the dining area is a raised living room space separated by a cantilevered second staircase and warmed by a natural wood burning fireplace.

Three of the bedrooms, including one en suite, are at ground level as is a study, a bathroom and the 12m swimming pool, steam room, shower and sauna.

At first-floor level is a sitting room which is described as the most dramatic room in the house with exposed ceiling cantilevers, and breathtaking coastal views.

Its hospitality space is further enhanced by its access outdoors to the roof terraces and indoors to a mezzanine space which overlooks the dining area while a cantilevered sculptured Corian staircase connects this space with the living room below.

The other three bedrooms including two en suites are located at this level.

These include the master bedroom suite which has its own roof terrace. It also has two walk-in wardrobes and its ensuite bathroom is fitted with a double Jacuzzi hydro massage bath, double rainfall showers and a separate attached toilet and bidet room. A family bathroom is also located at this level.

At basement level a naturally lit multi-purpose room is wired for cinema but could be used as a gym or health treatment room. A bathroom and utility room are also located at this level.

Its range of energy efficient features include geothermal heating, solar energy, heat recovery ventilation system and solar spa which combine to achieve an A3 BER.
