Sharp demand but low availability in west Dublin

The Market:

David Lewis of Sherry Fitzgerald Lewis says that demand is up sharply but there are few homes for sale, particularly around Lucan.

In a normal market he claims at least 2.5% of the stock would be on the market, but in Lucan this is currently running at just 0.6%. He attributes this to the fact that the vast majority of houses were built in the last 15 years and a disproportionate number are now encumbered by negative equity.

Anything going up for sale is flying and up to 50% of the buyers are foreign based in some locations.

Hindu and Chinese houses of worship based in Liffey Valley and near Arthur Griffith Park ensure a strong Asian and Indian community participation in the market there.

Eastern Europeans prefer the newer houses in Adamstown which need little work, while buyers moving up to older three and four-bed properties are buying in the popular Hillcrest and Weston estates.

Beech Park and Beech Grove demand a premium due to quality and area. Lewis expects to be busy in 2014 but will largely depend on properties coming to market. There is no new stock being built.
