School’s around the corner from The Grove

A bit of a trip down Nostalgia Avenue for my site visit this week, to the grounds of my alma mater - Our Lady's Grove in Goatstown.

The primary school is spanking new but the Jesus & Mary College secondary school brought back memories of nuns, polished floors and chalky desks.

This new Durkan Estates-built development is on its land and will encompass 39 units of mainly four-bedroom, three-storey houses in terraces with a block of two-bed apartments under four-bed duplexes eventually.

For now, there are 11 on release this weekend - nine houses and one of each apartment style.

Liam Durkan showed me around the OMP Architects-designed house, and I felt a little like Alice in Wonderland with 10ft ceilings on the ground floor and enormously high - almost eight foot - internal doors to match.

The layout is a kitchen/dining/seating area to the rear which is square and even fits a workstation into an alcove behind the door of this multi-use room.

There are soft-close drawers, a larder (becoming quite the thing nowadays), a full range of AEG appliances fitted, and a wine cooler (which also appears de riguer in South County Dublin). A quartz-topped island unit with Belfast sink accommodates plenty of storage and there is a utility room off this room.

The rear sliding doors are extremely large, costing "more than all the other windows put together" apparently.

They lead out to a split-level patio and garden which can be fitted with astro turf or 'real' grass and a Barna shed.

A separate living room is up front with long feature windows, and a WC and cloakroom complete this floor. Up an open spindle staircase (the end units have a long window on the return), is the first floor with three bedrooms (one single, two doubles).

I very much liked the largest room here with a big ensuite and walk-in wardrobe, indeed preferring it to the master bedroom on the top floor, which is just as spacious but with sloping ceiling.

The houses are 1,786 sq ft, come with an A2 BER rating and have solar panels, triple glazing and gas-fired central heating.

Internal walls are painted and doors are neutral greys and greens. Fittings are by Bedroom Elegance and all bathrooms are per the showhouse. These start from €745,000.

The apartment is a ground floor two-bed which is 1,011 sq ft while the Duplex is 1,506 sq ft and over two floors with a kitchen/dining area, sitting room, WC, utility room and outside terrace. The first floor has four bedrooms (two double, two single) one ensuite and the bathroom. The smaller unit is €470,000 while the larger is €675,000.

The Grove is almost where the Goatstown and Clonskeagh roads meet, with the school on the development. UCD is less than two kilometres away and it is sandwiched in the triangle between the Luas at Windy Arbour and the Dart at Booterstown, with the N11 motorway intersecting.

Viewings are tomorrow and Sunday, October 10 and 11 from 2pm-4pm.
