Rooms with a view in a detached house in Dalkey
Proof – in the unlikely event that proof should still be needed – of the escalation in property values in south County Dublin comes in the shape of a four-bedroom detached house in Dalkey.
Number 27 Knocknacree Park, just off Cunningham Road, sold for €569,000 in September 2012. It's now back on the market for €975,000. That's an increase of over 70pc in less than two years.
However, the property was renovated last year, adding to its value. It's a 1,776-square-foot four-bed (including a garage) with striking views over Dublin Bay.
A balcony at the front of the house gives access to a courtyard in the centre of the property, and the front door is to the side, so as not to interfere with the view from the front rooms.
There's one main reception room – an open-plan, split-level living/dining room extending the length of the house, with a fireplace, a sliding door to the patio, and views as far as Howth Head. Steps lead up from there to the kitchen towards the back, which also has a door to the patio, and a utility room off it.
The master bedroom has an en-suite shower room, and there are three other bedrooms, one of which has doors to the patio. And there's an adjoining garage which, though it can't presently be reached from inside the house, might be pressed into providing additional accommodation if the house wasn't considered big enough.
There's off-street parking at the front, while the 70ft south-west facing back garden is partly in lawn and partly paved in granite.
Dalkey Dart station can be reached in about five minutes on foot, and the village itself is about the same distance.
The agent for the sale of Number 27 Knocknacree Park is Savills South Dublin City (01 288 5011) and the asking price again is €975,000.
