The Market:

Large volumes but low prices seem to be the main characteristic in Wexford, with agents claiming realistic pricing is helping to attract buyers and shift homes at steady pricing.

The banks in Wexford appear to be more amenable than many of their counterparts around the country as local agents say finance is beginning to flow through and first-time buyers with mortgages in hand are now the norm rather than the exception.

Many cash buyers are still out there and these are expected to increase as property returns appear ever more solid, particularly against the returns on deposit.

The bigger towns can be expected to turn in price increases this year of between 5% and 10%, doing better in the biggest population centres. More sluggish recovery in remoter parts means an average increase of 2% is likely countywide this year.

"It certainly appears we are beginning to get back to a normal market," said local agent Ciara Slattery. "During the boom, property seemed to have become something of a disposable item – if you didn't like the house you were living in then simply buy another and move. It's not so easy anymore and people are taking their time to ensure they make the right decisions."
