The Market:

Investor enquiries for one and two-bed apartments in D15 surged through the past year with rental yields up to 9.5%. Blanchardstown and Ongar corner this market according to Andrew Rafter of Flynn & Associates and the rush began last May. Owner occupiers particularly look for homes near local train stations, schools and other amenities the area has to offer.

Three-bed semis and four bed family homes increased ahead of the rest through the with Carpenterstown in particular seeing a 20% rise and the difference is reflected in the prices published below. A similar push on four-bed semis in more established areas like Roselawn and Delwood saw prices increase there. Five-beds in Castleknock village are also in demand although this should stabilise during 2014.

Flynn & Associates is expecting a 5% plus surge in the first half of this year but expects prices to settle in the second half as cash buyers run out of steam and the banks increase lending.

The only new build of 4-bed properties was in Beechpark Avenue, commanding unusually high prices due to the quality build and excellent address which were out of kilter with the standard prices these properties normally fetch.
