SOME south Dublin apartments are beginning to benefit from the recent uptrend in house prices and this is shown in recent sale prices which were recorded in the property price register.
Take, for instance, Linden Court, Linden Square in Blackrock, where some apartments had their sales prices recorded in the register in the last six months.
Over that period, the price per square metre for the apartments increased from €2,783 per sqm in October 2012, to €3,457 per sqm in January 2013, and €3,533 per sqm in February this year.
Of course this is too small a sample on which to base average price trends, and they may not be directly comparable, as prices can vary depending on the floor level, aspect, layout and décor.
Nevertheless, last October's buyer appears to have gotten better value in other ways than the price.
They paid €208,000 for a first floor apartment, which also included two balconies, as well as two parking spaces.
All three flats accommodated two bedrooms, ranging in size from a 70sqm ground level unit, which sold in January for €242,000, to a 75sqm flat, which sold for €265,000. Last October's unit sold for €208,000.
Now another 75sqm first floor apartment has come on the market, also in Linden with a €265,000 price tag – that's less than half the price paid for it in 2007.
The BER rating for 9 Linden Court, House 4, Linden Square, is C2. It has two bedrooms, including one en suite, as well as a parking space. If let out, it could generate a rent of €1,350 per month.
The service charge is just over €1,800 a year.
Linden is located off Grove Avenue,and is within walking distance of both Stillorgan and Blackrock Villages. A DART service is available at Blackrock, and the N11 with its QBC is also convenient.
