Price Guide: Limerick County

The average price for both new and secondhand properties in Limerick County showed signs of stabilising over the last four months, with average new home prices 1pc higher at €206,600 and second- hand 3pc higher at €198,000.

However, apartment and townhouse prices fell considerably during the last four months, although this may in part be due to the fact that the price valuations for these units in April were probably a little on the high side to begin with.

While prices for three and four-bedroom semi-detached houses remained virtually unchanged, new and secondhand, four and five-bedroom detached houses recorded higher levels.

In contrast to the performance of the city market, most agents in the county were relatively upbeat about activity over recent months.

They are also quite hopeful about the prospects for the market over the course of the next year and expect sales activity to improve further.

Yet there is still a sizeable stock of properties in the county that need to be shifted, with two-bedroom apartments and three-bedroom semi-detached properties in abundant supply.

While buyers are in the driving seat and have a good range of homes from which to choose, one agent suggested this is unlikely to last for much longer and intending purchasers should move now.

He believes that once the current stock of good quality detached countryside houses is sold, homes of a similar quality will become much more difficult to find, particularly given that new planning permissions are not being granted by the local authority and many older permissions are either close to expiring or have done so already.
