1 Opt for practicalities rather than gimmicks. For instance, concentrate on infrastructure, such as upgrading the boiler or re-flooring, rather than installing expensive gadgets.

2 New central heating almost always pays for itself. The value added to your home can be as much as €5,000.

3 The most popular home improvement projects, according to GE Money, are loft conversions (which typically can add 12.5pc to the selling price), extensions (adding 11pc) and conservatories (6.7pc).

4 Know your own DIY limitations. Don't try to save money by undertaking projects you're clearly not qualified for. In particular, avoid NERDS (Never Ending Renovation Dramas).
