Peek inside the Celtic Tiger party house with its own cinema and pub
A design brief in D3 called for a party pad that wouldn't disturb the neighbours
'A huge three-storey party house that no one knows about" - this rather unusual brief was put to leading architect Peter Owens of Tyler Owens at the height of the Celtic Tiger in 2007. It came with a site in Clontarf with lots of garden and a sad looking 1970s bungalow in situ.
The clients, a couple with two early teenage children, had been based in Drumcondra, needed more space and had just acquired the site at 65 Mount Prospect Road - a compromise between her northside and his southside county Dublin roots.
The family had made a life decision (it's too short) to invest in a huge home which would facilitate what they really enjoyed most: having close family and friends over to socialise - all the time.
They had previously sat down to come up with a wish-list which they presented to Owens, who is well known for his creative solutions for one-off home designs.
It went like this: their son wanted a cinema room for himself and his friends to hang around in; their daughter wanted a heavy punch bag; and the parents wanted those big interlinking reception spaces flowing indoors and outdoors that could cater for home functions with up to 30 guests in tow.
But importantly they also required "complete privacy" for both themselves and their neighbours. "We didn't really want anyone to know the house was there," one owner says.
And so the demolition people arrived to tear down the bungalow. It took a year-and-a-half until the resulting home was ready. Mount Prospect Road, with a mix of non architecturally important late 20th-Century homes in a largely period location, is a good example of the new way in which those at the upper end of the market are arriving at their dream homes by taking the wrong home out of the right address, and starting again based on a family wish-list.
And it's all go on Mount Prospect: a neighbouring property also went under the wrecking ball just before their project got underway and currently a brand new one-off luxury home is taking shape right next door. The road, which runs perpendicular to the coast road, is being gradually transformed.
But back to Peter Owens' brief. In order to facilitate a three-storey home whilst also keeping it visually low key, the architects had to do a number of things. First they had to dig down extensively to get that big accommodation count of 6,500 sq ft in there while keeping the roofline low from the road.
It also meant, turning the main focus of the house from the front to the back. A huge amount of earth was cut out of the ground to create a cast receding entertainment "apron" running up from the new basement level. An outdoor party pit so to speak. Not only would this help bring in light but it would also channel an outdoor entertainment event easily into and out of the home's big function areas.
The result is a remarkable luxury home that is back to front with little showing on the road but a fairly elegant but very sane triple gable frontage in a modern Edwardian style, a boundary wall and a set of gates.
But go around the back and you have party central.
So eleven years on, and numerous birthdays, anniversaries, Christmases and engagements later and our couple find themselves teenager-less and wandering around a very large home. They've just placed it on the market through DNG seeking €2.75m.
Credit to the architect and the materials and finishes used that the house still looks to be brand new.
So what has it got inside? There's a pub, a gym, the aforementioned cinema room, a sauna, a dance room with its own dance floor, two walk-in dressing rooms, three en-suite bathrooms, a humongous outdoor entertainment area for summer barbeques which sees the whole back of the house open up and tonnes of five star finish.
Enter via stout timber double doors into the hall which has a triple height ceiling and an elegant kinked sweeping staircase ascending to the first floor.
The living room is dual aspect with a white solid oak floor and a limestone fireplace with granite surround. There's a TV room/study also with the white oak floor and limestone fireplace.
The kitchen/breakfast room is as you might expect, vast and open plan. It comes with a hand painted Alan Browne kitchen with a long neck island unit/breakfast bar and granite worktops. There's a six ring gas Britannia range, an integrated fridge freezer and dishwasher and a larder with fitted shelves. The floor in this area is limestone. It has a utility room installed. Also in this area is the sun room with enormous double doors to the garden. A formal dining room also has garden and patio access. Upstairs is a big landing area and the master bedroom at the rear of the house comes with a white oak floor and an en-suite with a Jacuzzi bath, a wet room shower, double wash basins and then a full walk-in dressing room which also has attic access. Bedroom two has the same dressing room and Jacuzzi en-suite.
Both remaining bedrooms have full en-suites and one has its own dressing room. Down in the basement, where the party is normally at, there's the pub/bar, the dance floor, the games room, a cinema room, a gym, sauna, and his and hers wcs.
The entire also comes with a quite strong B3 energy rating for a 2007 designed house. The house has gas fired central heating with underfloor on the ground level, the doors and windows are all by Carlson and it comes with Cat 5 wiring, electronic gates, solar panels. Outside is a remarkably large 104ft long and 61ft wide garden which comes with a hand crafted water feature, two outbuildings for storage and an Italian granite patio rising to ground level from its sheltered recessed apron.
