The Yew The Park, Kenmare, Co Kerry €595,000
Hotelier and TV personality Francis Brennan, star of RTE's At Your Service, is known for his exacting standards, so when it comes to a property associated with the Brennan brothers' five-star Park Hotel in Kenmare, Co Kerry, expectations are high.
The penthouse - The Yew, The Retreats in Kenmare - set in the tranquil, wooded grounds of the renowned hotel, which dates back to 1897, is the perfect solution for those who never feel like checking out of the luxury hotel experience.
One of 18 contemporary apartments within the 12 acres of the grounds of Park Hotel, The Yew incorporates 153sqm of living space, including a roof-top terrace. Floor-to-ceiling windows overlook the landscaped gardens.
The open plan living/dining room features a gas fire set in natural stone and an integrated flat screen TV, with access to a south-facing terrace. The kitchen, which has granite countertops, includes an island with breakfast counter, Gaggenau integrated appliances and a Miele coffee machine.
Offering the possibility of being used as an additional dining space, the family room incorporates a mounted flat screen TV. There is also a small study and two bedrooms.
Doors open from the main bedroom, which has fitted mirrored wardrobes, to the balcony, which captures the evening sun.
The fully tiled master en suite includes a bath and power shower, as well as a double sink.
The second double bedroom also contains fitted mirrored wardrobes and a door to the balcony area. From here, views can be enjoyed over the heritage town of Kenmare, which is within walking distance. The tiled en suite has a power shower and sink set on a Porcelanosa unit.
Parking for two cars is located in an underground car park and all apartments are serviced by an elevator.
There is the option to purchase the apartment, which has a BER of C3, fully furnished. A real plus is access to the hotel services and facilities, including the leisure centre and Samas spa. The new owner can revel in ordering room service whenever it takes their fancy, as well as pampering themselves long after weekenders have returned home.
The vendors, a couple, bought the penthouse as a holiday home at the end of 2009 because they liked the area. Although they enjoyed spending summers there and availed of the hotel facilities such as the restaurant and gym, they didn't get to use it for the last three years.
Selling agents Sherry FitzGerald Daly Kenmare point out that the hotel is partially closed during the winter, for approximately two to three months. According to agent Elaine Daly, the apartments were built approximately 10 years ago and don't come up for sale too often.
Hailing the penthouse as "stunning, internally and externally", Daly says it offers a real retreat for couples and families. She believes it will appeal strongly to those in search of an 'upscale' holiday or retirement home. Keen interest is expected from both the Dublin and international markets.
With a tag line of 'escape to living', picturesque and unspoilt Kenmare has a strong community spirit.
It boasts a very active tidy towns committee, having won the TidyTowns competition in 2000 and 2008, as well as other accolades. The vibrant town offers a busy year-round calendar of things to see and do.
Relishing its reputation for gourmet food, the town is located on two famous tourist trails, the Ring of Kerry and the Ring of Beara. Killarney National Park lies to the north of Kenmare.
Cruising on the bay, fishing, golfing and exploring the south-west are among the numerous options for leisure time in this idyllic part of the Kingdom.
