Pair of modern villas in Dublin 6 on offer at €1.2m each
It's been a very long time since we've seen a set of 'villa' style houses constructed in Dublin 6 - probably about 130 years in fact.
The 'villa' design originated on the outskirts of London in the 18th century where the tall city terraces met the detached two storey homes of the country.
Villas are much like a Georgian style two, three or four storey over basement but with just a single storey over the lower ground level. They were seen as a compromise between city and country designs and were usually constructed in pairs adjoining - resulting in the first modern semi-detached house format.
They are generally found in Dublin in parts which were on the cusp of the countryside when they were first built in the 19th century, though, as with other cities, development has long ago passed them by. As a result, most of these 'country' style homes are now located quite centrally.
When Dartry in Dublin 6 was first developed in the late 1800s, it was the 'end of the line' before the countryside and, indeed, the old tram depot which marked the last stop of Dublin's public transport is still located here.
Last year, a back garden site attached to an old lodge was sold here with planning permission for two homes. Initially designed by two city practices as wholly contemporary style houses, the new owner opted to have another set of designs produced by Ferreira Architects - in a style more familiar with residents of the area.
The result is two identical and conjoining twins laid out in a 'villa' style the Victorians would be familiar with, but with wholly-modern facilities and construction.
Dartry is one of Dublin's most sought after trophy home locations and Temple Road, Dublin's third most prestigious stretch after Ailesbury and Shrewsbury Roads in D4, is located 150 yards away from the two houses which were finished just before Christmas.
At just over 2,000 sq ft each, both of these four-bedroom houses have been placed on the market for €1.2m apiece or €2.4m for the pair.
While they are likely to sell separately, there may be interest from buyers who fancy housing elderly parents next door or who like the idea of having an easily scrutable high-end investment property for rental in close proximity.
With some work added, the two properties could also be opened up into one very large 4,000 sq ft-plus, eight-bedroom residence.
Villa style should suit those trading down from full sized Georgian/Victorians in the area, in particular those of Rathgar, Palmerston and Rathmines, some of which can sell for around €2m. These owners will already be familiar with the layouts from their own lower two floors and front entrances.
One advantage over their elder predecessors is that they are far better insulated - both homes carry a high end A3 BER.
