Now is a good time time for us to downsize
WHEN the last of their three grown-up children flew the nest two years ago, Padraig and Kay Lawford (pictured right) decided the time was right to downsize to something better suiting their needs.
Their Cabinteely end-of-terrace three/four bedroom family home, falls into the mid to upper end of the market, with an asking price of €465,000.
Measuring 163sq m, it is in leafy surroundings alongside the Shanganagh River in Druids Valley, Dublin.
The property has had two viewings so far and they have an offer close to the asking price. But Padraig believes that overall price rises will be negligible over the coming months.
"Prices seem to be on the move, but we figure this is a reasonable time to sell. I think they'll soften out during the summer and then in September they might move a little, but not an awful lot," he said.
"The property is spread across three levels, but one of those levels we don't use at all. The children are all gone so it just makes sense for us to move. We haven't decided where.
"This is absolutely a great time for first-time buyers to get on the ladder. Prices will keep moving, but even if they continue to increase by a small amount every few months, things can really start to add up for young couples, making it more difficult to get their foot on the ladder."
