Carrickmines Wood in Dublin 18 was built at the very end of the 20th century by Park Developments, and became renowned immediately as the capital's first-ever housing estate for millionaire.
Two decades have passed but it's as if nothing has happened in the meantime. Carrickmines Wood has witnessed a catastrophic property bubble followed by a catastrophic crash, but in 2019 property prices there are holding fast to millionaire levels, as before.
There are only 20 houses at Carrickmines Oaks (commonly referred to as The Oaks), a leafy, cul-de-sac opening off Brennanstown Road, and they're all sprawling properties with big gardens.
Number 11, for instance, measures 3,724 sq ft - big enough for three average families. But for all that there are only five bedrooms, because most of the floor space is given over to living rooms.
These are all on the ground floor, in a roughly L-shaped layout.
Right of the entrance hall there's a dual-aspect living room, while straight ahead there's a drawing room and a raised dining room. These two rooms communicate through an archway and both have doors to the garden.
To the left then is the open-plan kitchen and family room, again linked by an archway and with a door to the garden.
Off the kitchen there's a utility room, a playroom and a study.

It's about 10 minutes' walk from here to Carrickmines Luas stop, and Junction 15 of the M50 is five minutes' drive
