New home view: Commute key for Cuil Duin first-time buyers

'Build us more affordable houses in Dublin near public transport!" they demanded. And so it has happened.

This large 220 unit development in the western suburb of Citywest comes on stream this weekend with the first tranche of 30 homes aimed firmly at the first-time buyer and apartment-to-house mover.

From Harcourt Developments, these three and four-bed homes are well placed to avail of the local Luas stop and the M50/M7 network, within minutes of the front entrance. The A-rated houses are both in terraces of four townhouses or semi-detached.

All are finished in a red-brick with granite window trims, cobble lock driveways and landscaped shrub dividers between units.

In time, there will be residents' parking and children's play area, and the Citywest Hotel and Golf Club is 'over the wall' with the new shopping centre and village of Saggart nearby. The Avoca complex at Rathcoole is adjacent. The business centre to which Citywest lends its name is home to many multinationals including Glanbia, SAP and Unilever, so this estate may well suit local employees or, indeed, investors as solid rental properties.

The three-beds are 1,355 sq ft and come in a neat terrace, so there is a 'middle' and 'end' version available. The ground floor is split between the kitchen/dining room to the rear and living room up front, with a WC in the centre.

The first floor has two double bedrooms and the family bathroom. Up top is the master bedroom with ensuite and an under-eaves storage area which could also be used as a study - it's quite sizable.

This type of styling is becoming increasingly popular in new homes and allows families the flexibility of utilising the space for kids, sleeping or entertainment. The top floor has the remaining two bedrooms and an ensuite.

Throughout, the A BER is maintained by high insulation, a heat recovery system and passive building standards.

There will be a two-bed unit available in a future phase along with further larger houses. Prices start from €280,000 for the three beds with the four-bed semi-detached units from €385,000.
