Luxury apartments with access to award-winning spa up for grabs for €495k

It's not often you find a five-star hotel on your doorstep, not to mention two television celebrity developers, but The Park in Kenmare will be your neighbour if you buy one of the 14 apartments on sale at The Retreats.

Built by RTE's At Your Service brothers John and Francis Brennan, the new owners are indeed promised a level of service akin to any hotel guest with a complete housekeeping and linen service, home dining, chauffeurs, flower and personal shopping facilities from the hotel if required - we all need that, right?

Residents of The Retreats are also free to use the award-winning Samas spa and fitness suite, considered to be in the top 25 in the world, according to Conde Nast.

The addition of a panic button to the hotel may ease the minds of elderly or security-conscious residents. The lease specifies, however, that these apartments be owner-occupied, rather than buy-to-let so would suit trader-downers, retirees or someone who simply wishes to have a luxurious sometime holiday home.

Interior design is by Queen Elizabeth's nephew, Viscount David Linley (married, as it happens, to Limerick lassie Serena Stanhope, daughter of the 12th Earl of Harrington - the pair are frequent visitors to Ireland), and fittings are top end with hardwood floors throughout, picture floor-to-ceiling windows and custom-designed kitchens.

The apartments measure between 1,260 - 1,317 sq ft and will be priced from €495,000 to €535,000. There is an L-shaped kitchen/dining/living room, separate study which has the option to be converted to a four-seater screening room, music room or library, two bedrooms, both ensuite (one a wet room) and that essential - a temperature-controlled wine cellar. There are terraces front and back and the ground floor garden-view units have a private patio area leading to the gardens.

There's also the option, according to the agent, to convert two of the apartments into one large four-bed, extending over two floors which will be priced at €1,000,000 and there is one show-home on view for this with a kitchen/dining/living room, separate sitting room, four beds, all ensuite with the master having a walk-in wardrobe along with a couple of terraces, and storage areas.

These will be project-managed for the new owners so they can design to their own specifications.

Each residence comes with two designated car park spaces in an underground carpark with a private basement storeroom and a 24-hour concierge. Maintenance fees, expected to be in the region of €2,000 p.a. allow full access to the hotel facilities and security although there may be charges for some services.

The six ground-floor 'garden' units have a paved patio area while the first floor units have verandas. The huge windows and glass balconies make the most of the lush gardens which sit in the 12 acres of the Park Hotel with its adjoining 18-hole golf course.

The development has its own entrance via electronic gates. Kenmare is one of Ireland's original five planned towns and dates to 1670. It has a variety of sporting amenities along with miles of coastal and mountain treks. Kerry Regional Airport is under 60km away while Tralee is 20km to the west.
