Largest Dublin Penthouse ever launches offers 360-degree views over the city
Last week saw the launch of the fifth phase of apartments and penthouses at the Lansdowne Place development in Ballsbridge, Dublin 4, including what is believed to be the largest penthouse ever offered on the Irish market, writes Liadan Hynes.
Situated in the new Nicholson block, at a total size of 715sqm and priced at €7.5m, the eighth-floor penthouse includes four bedrooms and a study. Internal spaces are 393sqm, south-facing terraces positioned off the living room add a further 183sqm, and a large private rooftop terrace with 360-degree views brings an additional 138sqm. Even for a penthouse, it is palatial as well as being largest unit in the entire development.
A previous sale in the same development last September of a smaller penthouse that measured 529sqm achieved a price of €6.5m. In total, the development has 23 penthouses, eight with private rooftop gardens. To date, 13 have been released.
A further three penthouse units are coming to the market as part of this launch. A three-bed unit in the Hutchins, with sea views and landscaped gardens to the rear, measures 424sqm in total; internally 223sqm, with an additional terrace of 44sqm, and a private roof terrace of 156sqm, price to be confirmed.
There are two further seventh-floor penthouses in this launch, a two-bed unit priced at €2.25m, which, with terrace, measures 180sqm in total; and a three-bed unit priced at €2.75m, running to 217sqm with terrace.
All penthouses, as you would expect, have top-of-the range finishes including porcelain and marble bathrooms, Italian marble countertops in the kitchen and Miele bespoke units. They also have two parking spaces.
On completion, Lansdowne Place will comprise 215 apartment units. As well as the four penthouses, this latest launch brings 18 apartments to the market, one-bed, two-bed and two-bed plus study units, ranging in price from €800,000 to €2.3m, and in size from 72sqm to 192sqm. In response to demand from potential customers for larger living spaces, the original plans for the Nicholson were remodelled to offer more spacious options.
Of the approximately 85 units released since the development’s original launch, 65 have gone sale agreed, according to selling agent Stephanie Patterson of Savills, with revenue in excess of €100m achieved to date. Buyers so far have been a mixture of trade-down purchasers from the local area, the wider South County Dublin area, and those who work between Dublin and abroad, for whom the security aspects of the development, which boasts a concierge team, have obvious appeal. So far, 98pc of the units sold have been purchased by owner occupiers.

STATION MANOR, STATION ROAD, PORTMARNOCK, CO DUBLIN
The first phase of this new development launched recently, Out of the 22 units that originally came to market, only one is still available, a four-bedroom mid-terrace unit, 140sqm, priced at €550,000. In total, the development, which is situated directly across from Portmarnock train station, will include 62 houses and 51 apartments.

DRAKE’S POINT, CROSSHAVEN, CORK
The recent latest launch from this seaside development commuter village brought a number of two-, three- and four-bedroom homes to the market. The two-bedroom units have since sold out. There is limited stock of three-bedroom units, from €285,000, at 91.3sqm, and four-bedroom units, from €330,000, at 133.6sqm, remaining.
In total, this development will comprise 159 units, including five types of house, the majority of which are two- and three-bedroom town houses.
The remainder are four-bedroom semi- detached units and four-bedroom detached.
