The Market:

The Carlow market has been depressed by an overhang of buy-to-let properties that is only now beginning to clear, with more than 50% of sales in the past year coming from this market segment, leaving prices static year on year.

Time to close remains slow; typically between five and six months compared with around two months at the height of the boom.

Although volumes appear to have recovered, prices remain depressed – both in the town itself and throughout the county. The agent had sold only one property for over €300,000 in the past four years. However, large houses represent phenomenal value for the trader-uppers, offering much better bang for the buck.

The closure of local industries such as Braun and the sugar factory have hit the county particularly hard, and although it is relatively close to Dublin, public transport is not as comprehensive as in some other commuter belt counties.
