Nine properties are available at Piper's Hill, a scheme near the Victorian manor hotel Kilashee House on the edge of Naas.
The development was first launched in September by Sean Mulryan's Ballymore Group to attract urban dwellers seeking a second rung on the property ladder out to Kildare by offering large family homes.
A second phase of 30 homes was released in March and 21 of those have already been sold. All but the three-bed semi-detached units are laid out over two and a half storeys, with a master bedroom and ensuite occupying the top floor.
On the ground floor, there is a large kitchen/dining/TV lounge to the rear, with roof lights and patio doors for extra light. Buyers have an option to have double doors linking that space to a living room, though the selling agent says most purchasers have decided against this layout and kept both spaces entirely separate. The living rooms have free-standing wood-burning stoves.
The homes have A2 or A3 energy-efficiency ratings, depending on their orientation.
Prices start at €330,000 for the three-bed semi-ds, which measure 1,338 sq ft, and at €380,000 for the 1,744-sq ft four-bed semi-ds. The four-bed detached properties extend over 2,280 sq ft and have price tags starting at €475,000. The four-bed plus study detached versions, which are double fronted and span 2,592 sq ft, cost from €545,000.
The largest house type, the five-bed detached, has 2,710 sq ft in living space and is priced from €620,000.
