This luxury scheme close to Phoenix Park ticks most boxes for modern families

Location: Bracken Park, Castleknock, Dublin 15

THE first phase of 20 houses goes on view this weekend at Bracken Park in Castleknock where the development will ultimately have 150 units in total.

This tally will comprise 80 houses and 70 apartments. For now the scheme's builder, Cosgrave Property Group, is starting at the higher end, with four and five bedroom two and three storey homes.

These range in size from 1,712 sq ft for a four bed priced at €610,000; 1,850 sq ft for a similar four bed with a study, which comes in at €655,000, and finally the five bedroom which is a spacious 2,560 sq ft and costs €775,000.

The development will be fully landscaped, providing a children's playground, piazza/picnic area and walks and jogging paths.

It is located in the original Garrynock Gardens which adjoin Phoenix Park at White's Gate. Castleknock and Blanchardstown villages are within 5km distance, as is the Castleknock Golf and Country Club, while Coolmine train station is 1.1km away, providing city transport on the Dublin/Maynooth line.

Inside, the properties feature wardrobes by Cawleys Furniture and interiors by Bryan S Nolan. The energy rating is 'A' level, reflecting Cosgraves' commitment to energy efficiency with solar panels and heat recovery systems installed in all homes.

The development comes with centralised Sky/UPC/Saorview packages which means home-owners won't need to install ugly satellite dishes on each house. Surely this should be a pre-requisite for all new developments?

The interior layout for the five bed is a kitchen/dining room/family room measuring 22'6" x 19'x3" along with separate sitting room, utility and WC on the ground floor; two bedrooms, a bathroom and an entertainment/family room on the first floor, and the remaining bedrooms, including the master en-suite with a dressing room and family bath, on the second floor.

The next largest is the four bed with study. This is a two-storey house with living room, dining/kitchen area with the same dimensions as before.

The four bedrooms and the study are all on the first floor.

Cosgrave was responsible for both Honey Park in Dun Laoghaire and Lansdowne Gate in Drimnagh which both won SEAI energy awards.

Why not ride along to The Paddocks

Location: The Paddocks, Adamstown, Co Dublin

Adamstown, in West Dublin, is part of the Government's Strategic Development Zone (SDZ) which is an initiative aimed at constructing a total 10,000 low-density new homes in a family-friendly environment where facilities and amenities are a crucial part of the process.

This means Adamstown already has in place schools, transport links and retail units to support the development of housing units at The Paddocks, of which 300 are already occupied.

This weekend sees the launch of five three-bedroom houses in The Paddocks View section of the development: one three-bed mid-terrace priced at €235,000, two three-bedroom end of terraces at €250,000; a semi-detached three-bed at €255,000 and another with the addition of a side garden priced at €265,000.

Av a home close to Drogheda town

Location: Avourwen, Drogheda

THE current phase at the Avourwen development in Drogheda features a new three bedroom house type.

It measures 1,335 sq ft and comprises a family/kitchen/dining area, separate sitting room and WC on the ground floor with the three bedrooms, master en-suite, upstairs.

There is the possibility of a fourth bedroom, or perhaps a study in the pitched roof area and the builder, Manley Homes, is offering potential purchasers the option of converting this for €6,000 should they so wish.

When complete, Avourwen will be a fully developed site with a crèche, playground and adjacent shopping centre and leisure centre. It is currently accessed from the Drogheda (South) exit on the M1 motorway.

Watch this space
