Instant community boosts popularity of Marianella units

When Marianella in Rathgar first launched in November 2017, it was a flagship product for Cairn Homes. One of their first major launches, the development sold 128 of its 198 apartments before the launch kicked off, such was the level of interest and pent-up demand.

Besides the apartments, there is also a small number of houses at Marianella; 12 large five-bedroom semi-detached houses, just two of which now remain, and also a three-bedroom mews townhouse, one of which remains. There is also one two-bedroom penthouse available at €725,000.

This weekend sees the launch of the last eight penthouses in this development, large two- and three-bedroom units.

Located on 75 Orwell Road, the site is 20 minutes from the city centre, with good local transport links. The abundance of surrounding green areas is a feature of this development, as is the high level of attention paid to architectural and design aspects.

Since the original launch, buyer profile has been predominantly that of locally based purchasers who are trading down from nearby, often selling €1m plus redbrick properties. As such, a community has developed within the existing residents.

Marianella boasts a number of shared communal amenities: a gym with full-time fitness instructor whose mobility classes have proved popular, a sauna, a cinema room, often booked when grandchildren visit, a meeting room available by advance booking, a concierge, lounge with coffee-making facilities. The latter has become the location for the residents' bridge club, as well as communal viewings of sports events.

This weekend's launch includes eight two- and three-bed penthouse apartments, from approximately 120sqm-167sqm. These units are priced from €950,000-€1.5m.

Units include custom-designed fully integrated Leicht Kitchens supplied by McNally Kitchens, with silestone, fully integrated Miele appliances and Whirlpool fridge/freezer, fan-assisted ducted extractor vent from cooker hood to outside, and stainless steel recessed sink and wine coolers in certain units. Bathrooms feature rainhead shower fittings, wall-mounted heated towel rails, vanity mirror cabinets and LED and recessed downlighters.

Utility rooms feature Whirlpool washing machines and separate Whirlpool heat pump condensing dryers. Each apartment includes a video entry phone system with remote mobile phone connectivity, extra high ceilings in main living areas and bedrooms, Scandinavian timber internal window frames, with walk-in-wardrobes in many of the main bedrooms.
