Houses sell for over their guide

Two Dublin southside houses sold at auction this week for over their guide prices.

On Lower Glenageary Road, a four-bedroom regency style detached house, known as Glenville (above), sold for €1.05m which is €155,000 or 18pc over the €850,000 guide price quoted by auctioneers Lisney. The 190sqm building stands on 0.5 acres of secluded mature gardens.

Meanwhile in Rathfarnham a four-bedroom semi-detached house, at 32 Crannagh Road, Dublin 14, sold for €730,000. This was €80,000 or 12pc more than Lisney's €650,000 guide price.

This 154sqm Stringer-built house has a garage to the side as well as a 32m long south facing rear garden.

Last July a four-bedroom double fronted, detached house at 1 Crannagh Road sold for €650,000 according to the property price register while another house at 56 Crannagh Road, sold for €1,315,000 last November.
