Houses quick to sell as low stock and first-time buyers fuel D22 surge

The Market:

According to Paul O'Brien of Property Partners O'Brien Swaine, there has been a definite pick up in the last 8-10 months, especially in first-time buyer activity prior to the ending of mortgage interest tax relief.

It has been a steady year with good viewing numbers.

Stock levels remain a problem in more affordable areas, with semi-detached homes originally sold from 2001-2011 in Clondalkin now saddled with negative equity, proving a barrier for people coming to market.

Older houses in the more mature areas like Old Monastery Road and Newlands are moving with high demand, but limited stock.

Confidence and appetite are present in the market and houses are quick to sell if in good condition from these areas.

Offers are starting below the asking price with three or four bidders, but not going much above; this indicates long-term confidence edged with fear of negative equity still present, as we head into a more positive year.
