'Avanti' means 'forward' in Italian but this unusual property is reminiscent of the past - Hollywood Regency Style is what MCORM architects, who designed it on behalf of developer Manorglen, calls it.
There are touches of English Victorian elegance too in the wood and plaster work to the exterior, but inside is very 'forward' in contemporary fashion.
This house will form one of five being wrapped around an old house, Levmoss, in Dartry. It's adjacent to St. Philip's Church just off Temple Road, hence the development's overall name.
There's form for this kind of thing. The recently launched 'Silveracre' in Rathfarnham is also built in and around a former grand house where planning permission for blocks of apartments would have been out of the question - and character, for the area.
Avanti is 2,400 sq ft built on two levels. The exterior looks modern with angular limestone walls, lots of picture windows, granite walls, cast-iron railings and tucked behind electronic gates. Gardens are landscaped with Italian cypress trees, box hedging and limestone paving.
Inside entertaining plays a big part with an Orangerie designed for dining which leads out to the rear patio and south-west facing garden via dividing doors, for further al fresco options. It has an A-shaped skylight and limestone flagstones (happily with underfloor heating to avoid chilly toes).
Elsewhere on the ground floor is an entrance lobby, open-plan kitchen/dining/living room from Dalkey's Design House, with oak flooring and natural stone island unit. There is a utility room/pantry off this. There is also a formal living room, carpeted with fabric wallpaper and a wood-burning fire.
The aforementioned Orangerie along with a guest WC completes this level.
Upstairs are four bedrooms, all with shower rooms using Carrara marble and Villeroy & Boch fittings. The joint agents are guiding €2.2m for 'Avanti'.
The other four properties to be built on this U-shaped site will come on-stream in late Autumn. They will include a couple at 2,650 sq ft over three storeys, called 'Glandore' and 'New Haven'; an arts-and-crafts-style house called 'Ellington' and a massive 5,000 sq ft edifice named 'Caherdaniel'.
