It hasn't even been 12 months since Creagh, a big detached house at The Hill in Malahide, was last sold. According to the Property Price Register, it went for €1.225m in July last year.

Now the new owners are reluctantly having to sell up and it's back on the market at €1.3m which, in view of spiralling Dublin property prices, is a modest enough increase of a little over 6pc.

Creagh, whose address is given as Church Road, is handily situated for the village amenities. About 600 metres to the north is the main street, so you're only 15 minutes' walk from the marina.

And about 15 minutes' walk in the opposite direction takes you to one of the back entrances to Malahide Castle and Gardens. The train station is also a short walk away (about 12 minutes), but for determined motorists, there's room to park several cars on the front driveway.

Inside the front door is a striking, double-height entrance hall with curved walls and chic hardwood stairs. Elsewhere on the ground floor are three reception rooms and a kitchen which has an island unit with a wine cooler.

Possibly the room you'll most want to hang out in, though, is the sunroom, which is flooded with sunlight from an apex roof light and, for when it's cold, has a wood-burning stove in a brick fireplace.

Up on the first floor are four bedrooms, the main one with a walk-in wardrobe and en-suite shower. Two of the other bedrooms share an en-suite, while the occupant of the fourth can just use the main bathroom on this floor.

Out the back is an admirably tidy west-facing garden with a circular patio, an improbably smooth lawn and close-planted flowerbeds.
