Demand for newly built houses in commuter towns with good transport links to Dublin is driving sales at Hayfield, a development on the Straffan Road in the growing university town of Maynooth.
After the 20 homes from the first phase of Hayfield were snapped up following their release in October, Westin Homes, the developer, is launching the second phase this weekend.
The latest batch of houses will consist of 16 properties, a mix of two, three and four-bed homes.
The final three-bedroom semi-detached houses will form part of the release.
These are priced from €344,500, measure 1,225 sq ft and come with west-facing rear gardens.
Meanwhile, the two-bed, 920 sq ft townhouses in the second phase will cost from €267,500, with prices for the three-bed, 1,335-sq ft version starting at €320,000.
There is one four-bed available in this tranche and the 1,525 sq ft property is priced from €385,000. There will ultimately be 65 houses at Hayfield when the scheme is complete.
The townhouses in the development have an A2 energy rating.
The homes are fitted with high-performance windows that are far more efficient than traditional double glazing and high levels of insulation designed to reduce heat loss through floors, walls and roofs.
Air-tight membranes ensure the dwellings are draft-free and heat does not escape from the fabric of the building.
There is also a mechanical heat recovery ventilation system that extracts warm air from kitchens and bathrooms and supplies fresh air to the bedrooms and living rooms.
Maynooth, which is on the Royal Canal, is linked to Dublin by rail, bus and motorway.
Homes in the town are popular among buyers who work at large companies that have operations in Kildare, including Intel and Hewlett Packard in Leixlip and Kerry Group in Naas.
The show houses will be open tomorrow and Sunday, between 2.30pm and 4pm.
