Hamilton Park puts seven up for sale
Hamilton Park, Castleknock, Dublin 15
House-hunters seeking a new home in the sought-after suburb of Castleknock before the summer can spring for one of the final homes left on the market from the latest phase at Hamilton Park.
After the initial launch of the west Dublin scheme last year, Park Developments released a second phase of 35 units at Hamilton Park in February.
There are currently seven homes still for sale from that tranche, though the residential estate will eventually have about 400 properties.
Hamilton Park, which is being laid out around five acres of green space, is located off Carpenterstown Road and next door to St Patrick's National School. All five house types, designed by architects O'Mahony Pike, are named after Irish painters.
Among the remaining seven presently available is a three-bed semi-detached home priced from €410,000, a three-bed detached version costing from €450,000, four-bed semi-detached homes at €440,000, and a four-bed detached unit priced from €525,000.
The Dillon, a 1,200 sq ft three-bed, is wide fronted, with a deep bay window to the front of the living room and patio doors to the rear of that room.
On the other side of the canopied front door is the window to the dining room, which extends back to the kitchen space. There is a garden out the back.
Interior features include custom-designed Nolan fitted kitchens with quartz countertops, and Brogan Jordan-fitted wardrobes in the bedrooms.
The integrated kitchen appliances are part of the sales package and the four-beds come with a large American-style fridge and five-ring hob.
There are triple-glazed Rationel windows throughout and the attics have a pull-down ladder and are fitted with storage roof trusses.
The properties have either an A2 or A3 energy rating, which cuts energy costs for the prospective home owner. All of the houses are heated using an efficient gas boiler with thermostatically-controlled radiators, are ventilated mechanically and have solar panels on the roof that heat domestic water.
Hamilton Park is about 11km from Dublin City Centre, but the Arrow Rail station is just a five minute walk and the 37 bus route serves the development.
Viewings of the show houses will be held tomorrow and Sunday, between 2pm and 4pm.
