Glenlion Lodge at Thormanby Road in Howth, Co Dublin, is a sweet little bolthole on the southern side of the peninsula with wonderful sea views.
If you consider buying it, though, you might not want to get too fond of the way it looks right now.
Fingal County Council granted planning permission in February 2017 for a substantial extension to the lodge, designed by architects Douglas Wallace.
The case went to appeal but An Bord Pleanála upheld the planning authority's decision.
What you will get, if you proceed with the plans, is a 1,614 sq ft cottage with a whole new first floor from which to better enjoy the view of Dublin Bay.
If not, you will have a tiny lodge measuring 632 sq ft all on one floor, and one in need of some modernising, down to an avocado-coloured bathroom suite.
However, there's nothing wrong with the view as it is, which can be enjoyed from a bay window in the open-plan kitchen and living room, measuring some 18ft by 16ft.
There's a wooden ceiling and a laminate floor in the living area, with an elevated fireplace in the corner.
The kitchen is basic but functional, with fitted cabinets and a tiled floor, and there's even a separate utility room.
To one side of the living room is a bedroom with French windows allowing egress onto the south-facing terrace.
This room has an en suite (in avocado) with a walk-in shower.
The second bedroom is off the entrance hall and has a bay window and a bathroom off it with white suite.
At present, the house has a fairly dismal energy rating of G. Once extended and modified, it's planned that the new energy rating will be A3.
