Get spoilt for choice with multiple styles

Maplewood Residential resumed construction at Ballycullen late last year, where it has built some 1,500 homes since the early 1990s, and has now brought a new development there to the market.

The scheme, called DodderBrook, is made up of traditional two-storey homes nestled in the foothills of the Dublin Mountains.

DodderBrook is located on the Old Court Road, just across from the Beechdale housing estate, one of the last phases Maplewood Residential built at Ballycullen.

The developer is known for building housing estates in the greater Dublin area, having constructed schemes such as Sion Hill Park in Drumcondra, Herberton in Dublin 8 and Adamstown in Co Dublin.

The initial phase at DodderBrook will comprise 40 three and four-bed semi-detached houses, along with a handful of four-bed detached properties.

They will likely appeal to prospective buyers seeking to trade up from two-bed apartments and duplexes, and the development has already attracted a number of potential buyers since November.

DodderBrook will ultimately have 135 units, including three-bed terraced houses and two-bed apartments, and there are plans afoot for an on-site crèche.

The first tranche of homes will be traditional in style, with brick and render facades. The selling agent says they are larger than existing properties in other developments in the area; the three-beds will span 1,270 sq ft, while the four-bed semi-detached builds will measure 1,400 sq ft.

There will eventually be six house types for sale at DodderBrook, all of them named after flowers or plants.

Available in the current release are The Snowdrop, the three-bed semi-detached type priced from €332,500. The four-bed version, called The Primrose, will command a price tag starting at €375,000. The four-bed detached homes, from The Honeysuckle house type, measure between 1,400 sq ft and 1,496 sq ft, and are priced from €420,000.

Each home has two storeys, nine foot ceiling heights at ground floor, front and rear gardens and off-street parking.

Side gates will be fitted to the side passages of the semi-detached and end-of-terrace properties, which will also have driveways to accommodate two cars.

The custom-designed fitted kitchens come with a choice of shaker or plain panel finish. The bathrooms and ensuites have mono-block chrome fittings, pressurised shower systems and porcelain tiling on the floors and wet areas.

There are built-in wardrobes in all bedrooms, with painted doors, oak-finished carcass and brushed chrome door knobs.

The A3 rated homes are a 25 minute drive from the centre of Dublin and a five minute drive from the capital's main motorway network. The area is well serviced by Dublin Bus, and the Luas station and park-and-ride facility in Tallaght is also close by.
