22 Sydenham Mews

As a recent (2016) build, 22 Sydenham Mews off Corrig Avenue has an up-to-the-minute A3 energy rating, thanks to its heat recovery system, solar panels and triple glazing. It's 1,938 sq ft on three floors, the ground floor is mainly of a big, open-plan, L-shaped kitchen and living room with doors to a granite-walled back garden. The first floor has three bedrooms (one en suite), and the fourth is on the second floor. It's towards the end of a cul-de-sac which is a gated laneway across the street from Dun Laoghaire garda station, so security should not be a concern. The price of this seclusion is a management fee of €500 a year.

3 Sweetmount Mews

Sweetmount Mews is not quite a mews, having been built on the site of an old manor house known as Sweetmount, long since demolished. Sweetmount Avenue is a cul-de-sac off Weston Road, about ten minutes' walk from Dundrum Luas stop, and the gardens of Sweetmount Mews back onto Beaumont Avenue. The garden of Number 3 is 45ft long and has a timber cabin for use as a playhouse or home office. This is a boost to the existing 840 sq ft of space inside the house, which consists of a sitting room and a kitchen on the ground floor and two bedrooms upstairs.

Trafalgar Lane

Although its official address is Blackrock, according to An Post, Trafalgar Lane is more commonly described as Monkstown, and it's less than five minutes' walk from the blue-flag beach at Seapoint. It's a lane of mews houses formerly belonging to Trafalgar Terrace, and many of them have been extended, so it may be possible to do the same with Number 18. At present it's 1,184 sq ft with two bedrooms upstairs and a third on the ground floor, along with a sitting room, kitchen and conservatory. Sliding doors there lead to a 44ft tiered back garden with a lawn, two patios and a water feature.

2 Ardoyne Mews

Built in the early 2000s, Ardoyne Mews is an architect-designed terrace of town houses off Pembroke Park, and backing onto Clyde Lane, giving it easy access to the pleasures of Herbert Park. Management fees here are a considerable €2,300 a year, including access to a porter service, and there are two designated parking spaces going with the property. Inside, it's 1,305 sq ft and has the bedrooms on the ground floor - two of them, with one en suite. The first floor, in an eccentric, asymmetrical shape, has a third bedroom or study, a living room and the kitchen, and there are two balconies.
