Among the beguiling ruins on the eastern shores of Lough Derg is a fortified house probably from the 17th century, with a 19th-century house built onto it — the whole draped in ivy and surrounded by ancient trees. That ruin adds big interest to the already very pretty 1.45-acre garden of this detached timber-frame house, whose other charms include a private boathouse on the lake shore across the road. The house itself is 2,077 sq ft with two bedrooms upstairs, one with a vaulted ceiling and a Swiss-style balcony. A third bedroom (ensuite) is on the ground floor along with the kitchen, an L-shaped living and dining room..

A detached garage stands next to this five-bedroom dormer four kilometres from Gorey. Between the house and the garage is a roofed area forming a sort of car port — keeping you dry when you have to dash out for something. Built in the early 2000s, it measures 2,800 sq ft and is C1-rated, with underfloor heating downstairs. Three of the bedrooms are to the right as you go in, along with a playroom or home office. To the left you will find the kitchen, an open-plan living and dining room with a stove and French doors to a deck. The other two bedrooms are upstairs. It’s less than 10 minutes from the M11.

The Bungalow, Dromineer, Nenagh, Co Tipperary

€449.5k Sherry FitzGerald Talbot (067) 31496

A former fishing lodge built in the first decade of the 20th century, The Bungalow got an honourable mention in the National Inventory of Architectural Heritage as “a picturesque building” built of “unconventional materials”.
It was rebuilt in 2012, still using atypical materials, but the most striking feature of the house really is its village location, with Lough Derg’s Dromineer beach at the end of the front garden. Extended in 2017, it has three bedrooms (one ensuite) as well as a living room with patio doors, a high-gloss kitchen, and a sun lounge.

This tiny cottage is just over a kilometre west of Clerihan village, where there’s a church, football club, national school and small commercial centre. The cottage itself measures only 452 sq ft but packs in everything you could need really. The ground floor has an open-plan living room and kitchen with an exposed stone wall and a solid-fuel stove. There’s one bedroom downstairs too, plus a bathroom, and a second bedroom upstairs, off a gallery landing fitted with bookshelves. The site it occupies allows some scope to extend, at 0.2 of an acre, and includes a long yard and a pretty, hedged-off lawned garden.
