Madigan's Lock has a postal address of Co Tipperary but it's actually just inside the Kilkenny border. Johnstown is seven kilometres away and about ten minutes in the car will get you to Junction 4 of the M8. It's a 19th-century farmhouse on 4.5 acres and has had a recent refurbishment, including a new roof and insulation. It has three bedrooms - two on the first floor (one en-suite) and one downstairs. Arguably the best feature of Mill House, for lovers of antiquity at least, is not in the house at all. It's the 19th-century cast-iron aqueduct in the grounds, put up in 1885 to serve the former Greenville flour mill. The mill manager's house itself dates from 1775 and needs refurbishment. An extension was added in 2006 and became a restaurant, and the floor area is now 3,283 sq ft. That includes five first-floor bedrooms and three ground-floor reception rooms, as well as a study and a kitchen with an Aga. It's on two acres of grounds with a long avenue and mature trees.

The National Inventory of Architectural Heritage has only two listings for Tullaroan. One is the early 19th-century Catholic church, and the other is this. Boston Villa (or sometimes Boston House) is said to "exemplify Edwardian eclecticism" thanks to its "host of unrelated architectural details". As well as the wonderfully eccentric main house, there's also a converted two-bedroom coach house on the 1.5 acres of grounds. The main house has two ground-floor reception rooms as well as a conservatory and a kitchen with an Aga. The first floor has four bedrooms, and the main one has an en-suite with a jacuzzi bath.

Newly built, Ballyvalden Manor is set a long way south of the public road and comes with ten acres of its own, plus stables, so it's about as secluded as they come. Paulstown is a five-minute drive away, however, and an hour by car up the M9 will get you to the outskirts of Dublin. The house is Georgian in style and has proper sash windows, but the A2 energy rating is thoroughly modern, with underfloor heating. It spans 3,700 sq ft with five bedrooms and has not been quite finished, awaiting a kitchen and bathrooms.
