Although its address is officially Sandyford (according to the Ordnance Survey), 157 Kilgobbin Road is really in Stepaside, around the corner from Kilgobbin Church and less than five minutes' walk from the Step Inn. It's a fairly tiny cottage, at 420 sq ft, but it should be possible to extend if you want to, as the site is roomy enough at 0.1 of an acre garden, raised above the road. As it stands it has a galley kitchen to the front, two bedrooms, a shower room, and a living and dining room at the back, with French doors to the west-facing lawned garden.

A passionate gardener has owned Camolin in Carrickmines, dedicating incalculable amounts of time and imagination to the half-acre of ground around the house. The gardens are arguably the best feature of the property, with immaculate lawns, exotic and native plantings, two water features and a patio and courtyard. The house itself is bigger than it looks, with 1,884 sq ft all on one floor. That includes three bedrooms (one en-suite), and three reception rooms. The main one is a 27ft living room running the length of the house, with a copper fireplace and doors to the garden. There's also a dining room (or fourth bedroom) and an open-plan kitchen and sunroom.

Shankill Library must be a contender for the country's cutest library. It was built in 1912 in the Arts and Crafts style and is one of the 62 remaining Carnegie libraries, established with philanthropic funding from the Scottish-American industrialist Andrew Carnegie. Number 225 New Vale is less than 100 metres from the library, so it might be a good bet for downsizers who plan to devote a little more time to reading. The house needs some refurbishment, but there's a nice garden out the back with a greenhouse. It's 975 sq ft with two bedrooms (one en-suite), a sitting room, study, kitchen and conservatory.

Blackglen Court is a cul-de-sac at Lamb's Cross, near Sandyford Community Centre and St Mary's National School and only a three-minute drive from Junction 14 of the M50. It consists of a row of detached bungalows, among them Number 8, alongside which is a pedestrian shortcut down to Slate Cabin Lane. It has a floor area of 1,518 sq ft with two skylit rooms in the attic reached by a spiral staircase. The ground floor has four bedrooms on one side of the entrance hall, while on the other side there's a living room, a family room and a kitchen and sunroom. The grounds also include a garage and two workshops.
