78A Whitebard Road

Having been built in the rear garden of 78 Whitebarn Road, this detached mews house gets a Whitebarn Road address as well, although when you step out its front door you'll actually find yourself on Nugent Road. It measures 950 sq ft on two floors with an L-shaped footprint and has a back garden in gravel surrounded by shrubs and flowerbeds. You'll reach the garden from an open-plan kitchen, living room and dining room with a wall of windows to the garden and a glass-block wall to the front. There's also one bedroom on the ground floor and two more upstairs.

5 Hacienda, Wynnsward Drive

8 Alexandra Terrace

Wynnsward Drive runs from Clonskeagh Road all the way to the UCD campus, and it makes for a pleasant walk past the playing fields. Hacienda in Clonskeagh is a small block of six apartments at the Clonskeagh Road end, and No5 is a ground-floor unit with its own front door. It's 820 sq ft with two bedrooms, both to the right of the entrance hall as you go in. To the left there's a living room with an open fire, and beyond it, at the back, a dining room with a galley kitchen off it. French doors in the dining room give onto a private patio garden with raised beds.

1 St Agnes Terrace

Built about 1900, St Agnes Terrace at Lower Dodder Road gets an honourable mention in the National Inventory of Architectural Heritage for "enhancing the approach to the river walkway". The houses are set south of Pearse Bridge over the Dodder, with their backs to the main road. No1 is at the end of the terrace of three and has had a recent refurbishment, its 657 sq ft being now in impeccable order. It has two bedrooms, one at the front and one at the back, and in between there's an L-shaped, open-plan living room, dining room and kitchen with a gas-fitted fireplace, skylights, and sliding doors to a sandstone patio garden.

8 Alexandra Terrace, Dundrum

€365k OMD Estate Agents, (01) 497 1004

5 Hacienda

Technically, Alexandra Terrace is in Churchtown, occupying the townland of Churchtown Lower. You'll call it Dundrum though, not least because the Dundrum Luas stop is less than five minutes' walk away. The street is a cul-de-sac sloping upward east of Dundrum Road and lined with red-brick two-storey houses and cottages. No8 has been extended to 667 sq ft but there may be scope to do more, as it had planning permission (now expired) to put up a two-storey rear extension. It has two bedrooms on the first floor and, downstairs, a living room with an open fire and a kitchen with doors to a courtyard garden.
