Forge ahead with this detached three-bed family home

The Forge, at Baldwinstown, near Garristown in north Co Dublin, is marked as a smithy on the historical Ordnance Survey maps.

Nowadays it's a family home. It's a detached three-bedroom bungalow on a third of an acre, and with internal dimensions of just under 1,300 square feet.

There's one reception room – a good-sized sitting room of over 18 feet by 13. Stairs lead from there to a studio and office in the attic above.

The kitchen is at the back of the house and has a half-door leading to the garden. The master bedroom has an en-suite bathroom and double doors to the patio. Outside is a detached double garage with two rooms, one of them carpeted.

Creevagh is a detached five-bedroom house overlooking Lough Ree at Ballykeeran, near Athlone. This means there's easy access to fishing and boating, but the house also has a very pretty home office with lake view, where a person might fill the hours more productively, so as to pay for all that leisure.

Situated on a one-acre elevated site, the house has 2,750 feet of floor space. The sitting room is at the front, with French doors to the patio.

The kitchen/ dining room, equipped with a wood-burning stove, also has French doors to the patio and garden, and there's a separate breakfast room facing east, also with patio doors.

The four bedrooms, all en-suite, are on the ground floor. Upstairs is the office, with a balcony overlooking the lake. There's also a TV room, a bedroom, a playroom and a bathroom on this level.

A house by half

Number 27 Arnott Street, Dublin 8, is a small house divided into two flats. You could live in the main flat and let the other. Or you could use it for someone to whom you're supposed to give house room but would rather not – offspring who've 'failed to launch', say, or a querulous mother-in-law.

Some work would be required to turn it back into the 1,351 sq ft family home it could be, not least of which would involve fitting an internal staircase.

At hall door level is the kitchen, linked by a spiral staircase to a master bedroom below. Towards the back is the living room, with a small office area off it. There's also a double bedroom and shower room on the return.

Below stairs (though there's no stairs) is an open-plan kitchen and living room, as well as a bedroom. It's for sale through Felicity Fox Auctioneers (01 633 4431) for €625,000.
