What is it? A rundown period home in a terrace built for railway workers in Ballinamore, Co Leitrim.

Tell me more about the place... 

It’s located on the Cavan side of town; this property and the one next door was once owned by the same family. Now it’s being sold by a receiver.

The good news?

This three-bed is a reasonable size at 800 sq ft. It will need a lot of work but the basic structure seems fine. It’s in a scenic town which is a stop-off point on the internationally acclaimed Shannon-Erne Waterway. It has a large yard to the back and it’s as cheap as chips.

And the bad news? 

It will require everything done with it and there is an issue over boundaries with the neighbouring property regarding an extension, which will have to be sorted out.

How much to buy it? 

The agents seek a very lowly €30,000.

And to fix it up? 

At least €50,000 on the work and then there’s the legals.

What will I end up with? 

A home of character in an established and well-loved scenic tourist town on water for likely less than €100k.
