Fish for compliments in Co Cork
Indigo Rock, Co Cork €445k
Seafood fans will be well positioned at Indigo Rock, Gearhies, a recently-built detached property on the Sheep's Head peninsula in West Cork.
Obviously you can try a bit of fishing on your own account, as the house is only 250 metres or so from the shores of Bantry Bay, and you can push a boat out from Gearhies pier a kilometre away.
But if you find yourself unwilling to go to that sort of trouble, there are two seafood providers within casting range of the house. Murphy's Irish Seafood and Keohane Seafoods are a little farther east along the coast, both in walking distance.
Having said that, Indigo Rock is not a bad spot either for people who don't eat fish. It's on an acre of grounds that include a chicken run and an orchard, so you should be able to keep up a steady supply of fruit and eggs in case any vegetarians come to stay.
The house is one of those no-expense-spared properties, spanning a sizeable 3,234 sq ft in a split-level layout. Mercifully, it shouldn't cost the earth to heat as it has a B1 energy rating thanks to solar panels, zoned underfloor heating and a wood-pellet stove.
There are four bedrooms in all, three of them on the ground floor and one with an en suite and walk-in wardrobe. Also on this level is a utility room and garage.
The first floor has the triple-aspect kitchen and family room, with French doors to the patio, and there's also a living room with a recessed cinema screen on this level. The top floor is given over to a study and a playroom.
As you'd expect from the location, there are long-range views north over the water towards the Beara Peninsula. Bantry is 10 kilometres away.
Indigo Rock, at Gearhies, Bantry, Co Cork, is for sale for €445,000 with Sherry FitzGerald O'Neill in Clonakilty, (023) 883 3995.
