Epitome of elegance on Dublin's prestigious Eglinton Road

Number 72 on Dublin’s prestigious Eglinton Road has been home to the same family for over quarter of a century.

And it's not hard to understand why.

The convenience of this magnificent residence to the city centre and nearby Donnybrook Village has long been a draw for similar properties in the area.

For a growing family, Dublin's most reputable schools are within close proximity and UCD and Trinity College are a short trip away for the older student.

But the imposing detached Victorian residence  is now up for grabs for a buyer looking to enjoy its classic elegance.

Perhaps more modernised than its neighbours, this 4-bed accommodation is in walk-in condition for any family but also very flexible to suit personal preference.

But before we explore the interior of this stately home, a major selling point for the plot is the private south facing rear garden.

Granite walls protect this 115ft x 70ft area of mainly landscaped lawn.  A large terrace spans the width of the house and pedestrian access to the impressive front walled garden is available.

Through the pale blue door with stained glass inset, a grand staircase that leads to the two other levels greets your arrival.

Fans of light, space  and elegance will be satisfied throughout the approximately 280sq.m that No 72 spans across.

Two reception rooms are laid out on the ground floor – both featuring period fireplaces and one leading out to the sun-trap rear garden through double French doors.

But it is the drawing room with no less than two marble fireplaces that exudes grandeur – and still enjoys magnificent views of the back lawn through French doors of its own.

A secret door leads to the wooden floored study which is much brighter – with a large Bay window – than its private function might suggest.

Cream is unsurprisingly the colour of this kitchen built for space. It features built in wall, floor and island units with a cream Aga range and integrated Neff oven. This is then complemented by a black granite countertop, tiled splash-back and floor and a stained glass window.

Leaving the ground floor behind, the first floor houses the master bedroom with ensuite, two double beds – to the front and the back – and the family bathroom.

An attic conversion on the third floor makes room for another large double bed, flooded with natural light through two large Velux windows, and an ensuite shower room.

The most recent sale on Eglinton Road went for €2.6m. For further information on No 72, contact Gunne estate agents.
